All masonry structures are in one way or another in contact with the ground below them. Thus the moisture content of the substrate can rise by capillary action into porous material such as stone, brick or mortar. The aim of an effective damp course is to prevent this by introducing a none porous material inserted into the joints of a building. The public health act of the last quarter of the 19th century made the installation of a damp course a building regulation. However, most materials such as lead, slate, bituminous material, plastic damp course roll and staggered engineering brick can deteriorate. Settlement of buildings can also cause such materials to become less effective.

The commonest type of dampness found in every building. Ingredients are lack of adequate ventilation, and creation of water vapour within the property, inadequate space heating. The warmer the air becomes the more water vapour it can 'hold'. When air cools down due to reduction in heating or seasonal factors it can hold less moisture thus causing water droplets to condense on cold surfaces. This source of moisture can attract fungal spores floating on air currents. Black or gray mould can form. This is unsightly, ruins decorations and creates a feeling of damp and squalor.
